        Joanne Hadley

        Senior Associate

        Joanne has experience in a wide range of property-related disputes but has developed particular expertise in dealing with residential landlord and tenant disputes, acting for both public and private sector clients.
        Her experience includes representing and advising a range of residential clients on issues such as possession cases including forfeiture, service charge disputes and housing disrepair.

        After studying Jurisprudence at Oxford University, Joanne qualified as a solicitor in 2007 and now works as an Associate in the Real Estate Litigation team. Her experience covers a wide range of property-related disputes but she has developed particular expertise in dealing with residential landlord and tenant disputes, acting for both public and private sector clients.

        She also deals with commercial property disputes such as lease renewals under Part II of the Landlord and Tenant Act 1954, dilapidations and possession actions including forfeiture. Banks and insurers instruct her to advise on a range of both commercial and residential property matters, including defective title issues and service charge disputes.

        Her career highlights include:

        • Successfully advising and representing at the Leasehold Valuation Tribunal an ALMO in relation to an application by two leaseholders made under section 27A of the Landlord and Tenant Act 1985 for determination of liability to pay service charges.
        • Successfully acting on behalf of a Housing Co-operative in respect of a complex possession claim on the basis of trespass relating to a farm in Wales worth in excess of Ł1 million.
        • Acting for a local council in a claim for possession of a commercial property on the basis of forfeiture.
        • Successfully acting for a mortgagee in possession in the recovery of possession of a property which was occupied by political squatters as part of the "Occupy Bristol" movement, which matter generated media attention and was complicated by the fact that the property was a Grade II Listed building.

        Training is a part of her work which she particularly enjoys. She has spoken at internal seminars and also provided clients with bespoke seminars and training workshops.
